Unlocking Potential on Tricky Sites – Why Collaboration with Developers Matters
Turning Tricky Sites into Opportunities
Not all sites are straightforward. Some come with difficult site topography, access issues, boundary and tree conditions or layers of planning complexity. These tricky sites can look daunting at first and difficult to navigate, but we find they often hold the greatest potential for creative solutions.
Developer clients are often the ones to bring the ambition, investment and clear sense of commercial viability to these sites. Creative architects can bring vision, creative problem solving and the ability to unlock hidden opportunities. When we work collaboratively with developer clients, this partnership can transform tricky sites into contextual places that work for both the commercial client and the future owners.

Turning Constraints into Opportunities
On constrained sites, every square metre counts. By collaborating early with developers, architects can:
Maximise usable space through clever layouts and circulation
Navigate planning hurdles with designs that balance local policy and commercial needs and good design.
Enhance value by introducing ideas where others might see only limitations

Building Trust Through Design
Developers need confidence that their investment will deliver. Clear communication, transparent processes and a shared focus on outcomes build trust. When architects demonstrate how design can add value, whether through improved efficiency, sustainability or market appeal, it strengthens the relationship and ensures smoother delivery.
n one recent project, highlighted in our Instagram post, we have been working with a developer on a site that presented challenges in creating light filled, appealing homes that worked with the steeply sloping contours of the site and protected the existing mature trees at the boundaries and within the site. By approaching the design in consideration of the opportunities this creates rather than the constraints, we are looking to create a series of 5 new homes, nestled into the site to create a viable development for our client, and unique homes for future owners.

Why It Matters
For developers: tricky sites become viable, profitable projects
For communities: neglected or awkward plots are revitalised into meaningful places
For architecture: constraints inspire innovation and push design beyond the ordinary

Tricky sites demand collaboration. When architects and developers work together, they do not just overcome obstacles. They create homes and spaces that celebrate ingenuity, add value and enrich the built environment.
We love working with developers to help them achieve their ambitions.
